The Director, Investment and Real Estate reports to the Vice President, Investment and Real Estate and is actively involved in the execution of the SilverBirch Strategic plan. This role is responsible for implementing investment strategies in alignment with SilverBirch’s business and strategic plans including underwriting of investment opportunities, conducting due diligence, coordinating dispositions and providing investment recommendations. This role also provides leadership to the real estate function including portfolio-wide leasing efforts, property tax management, appraisals, and contract negotiation. This position requires mentorship and oversight of analysts and associates on the real estate team.
The salary range for this role is $114,703.49 – $152,555.64. The actual salary offered will be determined based on several factors, including job related knowledge, skills, qualifications, experience, education, training, and geographic location. We reserve the upper end of the salary band for internal employees who demonstrate sustained high performance.

Responsibilities and Duties:
- Oversee aspects of the real estate function as assigned including tenant leases, ground/building leases, property taxes, appraisals, and real estate related litigations.
- Underwrite investment opportunities, complete due diligence, and provide investment recommendations to the Executive Team.
- Prepare financial and real estate analyses, reports and documents to facilitate Executive Team decision making.
- Assess risks and issues that arise during the negotiation of legal agreements including for ground leases and franchise agreements.
- Responsible for ROI analyses and recommendations to the Executive Team.
- Oversee the creation of financial models maintained by analysts and associates including the portfolio underwriting model and information required for financings.
- Identify redevelopment, repositioning, or expansion opportunities related to the land and physical asset.
- Assess real estate market trends, land valuation, and alternative-use scenarios.
- Assist in evaluating capital improvement plans and their impact on asset value.
- Perform other duties as necessary.
Skills, Knowledge and Abilities Required:
- Knowledge of hotel investment principles and practices
- Knowledge of the Canadian hotel industry
- High level of analytical competence
- Strong interpersonal and organizational skills, self-motivated and self-directed
- Strategic thinker, able to support in the execution of company strategic plans
- Able to train and develop effective and motivated team members
- Excellent Microsoft Word, PowerPoint and Excel skills
Working Conditions:

- Occasional business travel required
Experience, Training and Education:
- University Degree in Business Administration, with a focus on Hospitality, or Real Estate
- 8 – 10 years of progressive experience within Asset Management or Real Estate
