- Booking must be made on Hotel Website
- Guest must book the lowest available rate on the Hotel Website rate search, for the type of accommodations sought, in order to qualify for the Best Rate Guarantee.
- Reservation must be made a minimum of 72 hours prior to arrival.
- The type of room for which the application of the Best Rate Guarantee is sought must be the same type of room as booked on the Hotel web
- Example: A guest books a Standard Two Queen room type on the Hotel web site, but a lower rate is listed for a Standard Queen room type only on the Hotel Website. If the third party web site lists a lower rate for a ‘Standard Room – Queen or Two Queen’ – the Best Rate Guarantee does not apply.
- Lower rate must be found within 24 hours of making the reservation booked.
- Lower rate must be for the same number of occupants as the reservation booked.
- Lower rate must be listed in the same currency as the reservation booked.
- Lower rate must be for the same number of nights as the reservation booked.
- Lower rate must have the same booking limitations as the reservation booked. i.e. if the lower rate is an advance purchase with full pre-payment, the reservation booked must also be an advance purchase with full pre-payment.
- Lower rate must be same tax base as reservation booked, i.e if reservation booked is inclusive of taxes, lower rate found must also be inclusive of taxes.
- Guest must have a confirmed reservation and a confirmation number generated from the Hotel website
- Best Rate Guarantee does not include web sites or rates where the hotel name is not known until the booking is made.
- Best Rate Guarantee does not include rates that have been negotiated by the hotel with corporations, require rate access codes, group or meeting rates, direct mail or email solicitations, or membership rates (e.g., CAA, Industry Rates), government rates, promotional rates or travel agency rates; only publicly available rates apply.
- Best Rate Guarantee does not apply to packaged rates where the property does not provide the extra service, i.e airfare and hotel accommodation.
- Best Rate Guarantee claim must be filed within 24 hours of booking reservation via the claim submittal form on Hotel Website
- Response to submitted claim forms will be in writing and within 48 business hours of the claim submission.
- Claims found to be eligible for the Best Rate Guarantee will be awarded the Lower rate plus an additional 10% off the Lower rate for the dates and duration of the original reservation only. Any changes or extensions to the original dates booked do not qualify for the Best Rate Guarantee awarded rate.
- Only one 10% discount per night regardless of the number of lower rates found.
- Any dispute arising out of or related to the Best Rate Guarantee or these Terms and Conditions shall be handled individually.

Void where prohibited by law. The hotel and SilverBirch Hotels and Resorts reserve the right to amend, revise, supplement, suspend or discontinue the Best Rate Guarantee at anytime and without prior notice.
